1. Design Phase of a Refurbishment Project

Objective:

To get a feel for the scope of the project and produce working plans. William Bowley will liaise with each of the relevant professionals and authorities in order to align your design aspirations for your project into working drawings with the agreed signoffs, permits and notices in place in readiness to start the build.

William Bowley Projects offer a complete design and implementation service to all our clients from conception to completion. This encompasses working with our chosen architects, structural engineers and interior designers in order to create the best possible design for your space. Once the layout and design has been conceptualised and agreed with the relevant boards and authorities, we will drive the project through the build phase removing the day to day hassle of running a project. This includes liaising with trades and suppliers and when necessary, coordinating building control and utility providers.

2. Client Requirements & Specifications

Objective:

To agree a detailed specification for the project. William Bowley will produce a schedule of works and agree the total price including a staged payment plan. At this point both parties sign the contract, and a copy of our Public Liability insurance is available upon client request.

Where there are pending decisions on specific fixtures & fittings, it is the key responsibility of the client to decide on these items prior to their requirement. This will ensure a smooth project flow with minimal delays. We are then responsible for all deliveries and will check items and make any returns that may be necessary. It is very important to be as detailed and accurate as possible with what you want at this stage, as this keeps costs and delays down to a minimum.

In the event that additional items and/or works are requested during the course of the project, prices will be provided and agreed by both parties prior to their implementation. Should you need it, we will offer you support and guidance in any area necessary, introducing you to the right people to help you make your decision.

3. Build Phase of a Refurbishment Project

Objective:

To build out the project on time and on budget. These suggested stages are to give you a feel for the basic process of works on your refurbishment project. In practice, it is more complex, with more steps, some of which will overlap others, but this is where you benefit greatly from having William Bowley managing the intricacies of a tight scheduled property renovation.

To complete the project on time & budget, to the agreed client specification. We always place the highest emphasis upon the need for the best quality materials and craftsmen available and as a result only use the most accomplished sub-contractors whom we have a long standing relationship with, always striving to hit the highest levels of quality finish.

Further to the actual building work, William Bowley will be responsible for the housekeeping of the site on a daily basis, ensuring the site is left secure for the client when left unattended. Our guarantee is commitment without compromise, as we believe this culminates in total client satisfaction.

4. Payment Structure

Objective:

Our 3 step payment structure has been designed to allow you to commit to the project financially with a 30% deposit. This provides an initial float to pay for materials and labour to see the project through to the end of “1st fix”, when the next payment is requested.

1st Stage Payment

This “1st fix” term is explained fully in our contract, but basically means we have started with a clean shell, as far as possible, and all structural work has been completed; there are plumbing pipes and electrical cables fixed in walls and floors and the plasterer has skimmed all specified walls and ceilings. You will then be able to have a real sense of how your new space works and feels, getting a preview of the property’s true potential. Once the “1st fix” payment is received, this lubricates the wheels, allowing smooth progression towards completion.

2nd Stage / Completion Payment

The “2nd fix” stage is all about installing the chosen new finishes, fixtures & fittings. The heating system is commissioned and kitchens & bathrooms installed. Doors are hung, skirting/architrave fitted, storage requirements built and electrical fittings & circuits connected and tested. The last portion of this stage is the decorating and finishing which are the final key elements. This is what will create the look and feel of the high quality finish. Once the project is complete, the relevant certificates are provided and the completion payment is requested. A few days time is usually left at the end of the project for snagging, should any minor items such as drying cracks require attention.
